Chäsimatt Mixed-use Development, Rotkreuz CH, 2016
The mixed-use complex ‚Chäsimatt‘ enlivens the northern center of Rotkreuz. The 15’000m² Plot lies in a key position just beside the railway station. A relevant high density and a mix of uses – 30’000m² of housing, retail and services – are carefully arranged to generate a solid urban block with attractive open spaces.
The mixed-use complex ‚Chäsimatt‘ enlivens the northern center of Rotkreuz. The 15’000 m² Plot lies in a key position just beside the railway station. A relevant high density and a mix of uses – 30’000m² of housing, retail and services – are carefully arranged to generate a solid urban block with attractive open spaces.
A Neighborhood. The complex is organized in two compact perimeter blocks and two smaller volumes in order to fit the program in to the surrounding context. The elements are organized around a new public square and develop a spatial relation towards the outer perimeter. The square is enlivened through various uses surrounding it. A „foyer“ connects the square and the two housing blocks. The interior courtyards create semi-private spaces and identity.
Places. A clearly defined repertoire of public and private spaces create various places for interactions as well as places of intimacy in the new neighborhood.
Functionality. The big retail uses are compactly located in the middle of the block. Medium sized units are oriented towardst the street space and smaller units enliven the square. Volume. The urban perimeter blocks create clearly defined open spaces and enable high density with a moderate average building height. The variation of building height allows soft transtitions towards with the neighboring context. The main crossing is accentuated with a high-rise.
